Most of your deposit may come from your equity
When moving home, your deposit typically comes from the equity built up in your existing property - the difference between what your home is worth and what you still owe on the mortgage. Generally, the more equity you have, the lower the risk for the lender - and the more favourably they'll look at your application. A larger deposit also unlocks better interest rates.
Working out what you can borrow
Lenders assess a range of factors to determine the size of loan they'll offer - here's what they look at
Income assessment
We analyse your income - whether employed, self-employed, or a combination - to establish your baseline borrowing capacity.
Commitments & outgoings
Existing debts, credit commitments, and regular outgoings are all factored in to build a realistic picture of what you can afford.
Credit history
Lenders check whether you've kept up with repayments on time. A strong credit history improves both your eligibility and the rates available to you.
Deposit & equity
The equity from your current home forms the basis of your deposit. The larger the deposit, the better the mortgage terms you can access.
Mortgage term
How long you borrow over affects your monthly repayment and total cost. Your age is also factored in when determining the maximum term available.
